Our Urban Planners & Civil Engineers advanced this ALR parcel through multiple authorities to an approved 103 lot single family neighbourhood off Dehart and Swamp Roads in Kelowna, BC. This 23-acre former apple orchard offers building lots ranging in size from 0.1 acres to 0.6 acres which are zoned to allow for homes with suites of up to 2.5 storeys.

Offering meadow, mountain, and lake views, The Orchard in the Mission residential community includes parks, pedestrian connections, and thoughtfully planned Riparian and ALR Buffer areas which have been designed in close consultation with City planners and industry professionals.

Our Civil Engineers worked interactively with the Client, the traffic consultant, and the Approving Authority to negotiate the optimal timing and trigger points for the off-site traffic improvements. Phase 1 of the development triggered a stop-controlled intersection for Russo Street at Dehart Road, whereas Phase 2 triggered a signalized intersection with left-turn lanes to ensure the safety of residents travelling to and from the subdivision.
