Housing is clustered to reduce visual impact and sustain a forest buffer between adjacent uses and Highway 97. A total of 14 building blocks ranging from 2-4 homes per block are situated on 2 benches running generally in a north-south alignment. The proposed buildings are of the West Coast style based upon a balanced use of wood and solid massing with extensive use of windows and outdoor living spaces. Buildings are designed as either ‘walk-out’ homes on the downhill side of the accessing roads or as ‘walk-up’ homes on the uphill side. In this way, the built product contours to the landscape grade and allows for uphill homes to have views over the buildings on the downhill side of the roads. Minimized retaining is needed to adapt the grade between units and large ‘fortress’ appearances are avoided.
Building materials draw on traditional Peachland finishes including plank wood siding, stucco, frame windows and outdoor living spaces. Wood siding has been upgraded to a fiber-cement replica material to avoid weathering and lower maintenance. Stucco will also be upgraded to acrylic stucco as it is more durable with an identical finish to traditional masonry.
