This mixed use project is an in fill development located on a 0.17 ha site in close proximity to urban center amenities. New Town facilitated the public consultation, rezoning and consolidation of two properties which were situated in an established single-family neighbourhood experiencing growth and revitalization.
Our design concept for the 5-storey building combines commercial/retail space at the ground level with residential units above. The development consists of five street-fronting commercial units with 17 one-bedroom condominium units above the commercial, and 6 two-bedroom townhouses.
The building is designed in a contemporary aesthetic, with predominantly stucco siding and fiber cement accents. Ample private open space is provided in the form of decks and terraces. Deck sizes are generous, and there is a large podium terrace on the 2nd level. The inclusion of commercial space at grade adds character at the pedestrian scale and drought tolerant landscaping, raised planter beds, and decorative sidewalk treatments soften the streetscape.
In addition to the designs required to support the additional service connections and address stormwater management, our civil engineers also worked with City staff to negotiate the design and costing for the required road improvements which included a full upgrade with the installation of sidewalks, streetlighting, a landscaped boulevard and relocation of existing utilities.
